Talking to neighbors and tenants is the most under rated due diligence item of all time. Weāve learned about everything from undisclosed flooding to gang activity but the most common complaint we hear is about their burning hatred for a dysfunctional HOA. š This is especially true of condo and townhome associations. One time I was walking through a condo parking lot with my buyers after a showing and asked a neighbor how she liked the complex and if she felt the HOA was well managed. She paused for a second and said, āYou all should probably come in for coffee.ā š³

Is your buyer using overtime or bonus pay to qualify? Are they close to the maximum debt to income ratio? If so there is reason to worry.
Despite record low inventory and interest rates the market is cooling slightly. Probably due to buyer fatigue and a ton of people taking vacation that weāre pent up last year. We expect to see appreciation moderate in the coming months but a price correction is hard to imagine with as few homes as there are for sale.
I am rooting for things to cool off but unfortunately there is no end in sight to this crazy sellerās market. A 1% interest rate hike would cool the market but would be a splash in the bucket of insatiable demand and a sea of qualified home buyers.
